Property owners call Stocker Associates when something around the property needs fixing and doesn’t fit neatly under one trade. A mailbox that needs installing or a directory that’s out of date. Stocker Associates provides commercial property maintenance for that kind of work, on a schedule that fits how each property operates.
Our maintenance work covers the jobs that fall between a routine service call and a full construction project. Ongoing maintenance programs built around licensed HVAC and electrical staff doing recurring inspections and filter changes are a different model than ours. We focus on repair and installation work that calls for a general contractor’s range of trades rather than a single specialist.
We’re not an emergency or disaster-response service either. If a pipe bursts at four in the morning, that’s a different call to make. Once the immediate crisis is under control, we’re the team that comes in afterward to repair the drywall and patch the finish, so your space is operational.
Before anything else, most owners want to know if the number we quote is the number they’ll pay. Once a repair gets approved through a capital budget, going back for more money isn’t simple, so we hold to what we quote.
The second question is about disruption: how much will this affect tenants? We plan the work to keep that disruption as minimal as possible, whether that means working around business hours or coordinating access so tenants barely notice we were there.
The third is about how the relationship works, whether it’s a one-off quote or an ongoing property maintenance program. Either works, and most owners settle into a formal commercial building maintenance program once they know they’ll need us again.

Either. We work project by project on a quote basis, or under a Master Service Agreement that functions as an ongoing property maintenance program. Rates and terms are set upfront. Most clients start with individual projects and move into a formal commercial building maintenance program once the relationship is established.
A work order is a standalone quote for a single job with no agreement behind it. A work authorization is a smaller document issued under an existing Master Service Agreement, referencing terms that are already settled.
No. We’re not a disaster-response or after-hours emergency service. Once the emergency itself is stabilized, we’re the team that comes in afterward to repair the damage and get your space back to normal.
That’s a large part of what we do. Property maintenance work often needs several trades coordinated under one roof, which is exactly the kind of job that doesn’t have a single obvious vendor to call.
Tell us what’s going on with your property, whether it’s a single repair or something that needs a few trades working together. We’ll give you a quote and a plan that works around your tenants.
