Commercial Construction Contractor in the Carolinas

A ground-up commercial build starts with nothing but a site. No existing walls to tie into, no tenants to plan around. Just raw ground and utilities that don’t exist yet. The schedule has to survive whatever weather shows up along the way, which makes it a different kind of project than a renovation or an up-fit, even with the same crew running it.

Why New Construction Requires More Coordination Than a Renovation

Stocker Associates works as a commercial construction contractor on ground-up projects, building additions, and facility expansions throughout Charlotte and the Carolinas. We run new construction with the same organized process and hands-on supervision we bring to every project. That holds whether we’re pouring a foundation from scratch or opening up walls in a space that’s already standing.

Time is the biggest difference. A ground-up project typically runs longer than a renovation of the same size, largely because of everything that has to happen before framing starts:

A renovation skips most of that, since the building’s already standing. Weather adds another layer of coordination that occupied-building work doesn’t carry the same way, since so much of the early work happens outdoors. Once the shell is up, most projects still need a full interior up-fit. That’s the same commercial building construction work we do on a renovation or tenant improvement project.

What We Build

Stocker Associates builds ground-up commercial projects, building additions, and facility expansions across Charlotte and the Carolinas, primarily for office and medical or dental clients. If what you’re planning doesn’t fit neatly into a category, tell us what you’re building. That’s a conversation we’re open to having.

Working on a build-out within a leased space rather than the building itself? That’s Tenant Improvement, a related but separate service.

Deciding between building new and renovating what you already own? Commercial Renovations covers that type of work.

Who We Build For

New construction serves the same commercial property owners, developers, and tenants who come to us for any capital project, just earlier in the process. We build throughout Charlotte and the surrounding area, including:

  • Charlotte, including University City
  • Huntersville
  • Davidson
  • Concord
  • Matthews and Pineville
  • Fort Mill and Rock Hill, South Carolina

If your city isn’t listed here, reach out to us. We generally work within about a 90-minute drive of Charlotte. We’re happy to discuss whether your project is a good fit.

How much more does commercial building construction cost than a renovation?

Ground-up construction typically costs more than a renovation of similar size. The gap can widen the longer a project runs, since material and labor pricing shift over time. Locking in material pricing and contracts early in the schedule helps protect the number you started with.

Site work and framing happen outdoors, so weather is part of the schedule from day one, not a surprise partway through. We build a realistic schedule for the site and the season, then manage it as conditions change, rather than promising a date the weather may impact.

We coordinate directly with the utility companies connecting the site to power, water, and telecom. We also manage the third-party inspections required for structural and life-safety work, so that coordination doesn’t land on you.

Yes. Most ground-up projects move directly from the shell into interior build-out. We run that phase the way we’d run a tenant improvement or renovation project: the same crews, the same supervision, and one schedule instead of a handoff to a different contractor.

Let’s Talk About Your Next Build

Tell us about your project, even if it’s still early. We’ll walk through the site work, the schedule, and which parts of the project our crews would perform directly versus a trade partner.
