Building the Carolinas Since 1988
Since 1988, Stocker Associates has built its reputation as a self-performing and family-owned general contractor. That reach today extends across:
What hasn’t changed since then is why clients keep coming back: we raise issues early and act as a problem-solving partner. That’s still the most reliable way we know to protect a schedule and a budget.
Barry Stocker is a graduate of Hiram College and UNC Kenan-Flagler Business School. He spent his early career on the development side of commercial real estate in Atlanta with Franklin Properties, before moving to Charlotte with Vanguard Properties. When the company was acquired by Spectrum Properties, he started his own construction company in 1988 and Spectrum Properties was their first client.
That first version of Stocker Associates ran on something simple: knowing the right tradespeople and showing up with them, project after project. Consistency built the reputation. The reputation built the next project. Almost forty years later, the company is still doing the same thing, just at a different scale, and it’s now in its second generation of family ownership.
Stocker can self-perform many of the core trades on a typical project. We decide project by project, based on what makes sense for the schedule, the budget, and the scope in front of us.
When a trade partner is the right call instead, that doesn’t change how closely the work gets supervised. Our field superintendents know how each trade should be done, whether it’s our crew or a partner’s, so problems get caught early instead of discovered at the walkthrough.
That’s the difference between a general contractor that self-performs and one that only manages: fewer handoffs where schedule, budget, or quality can slip. One line of accountability no matter who’s doing the physical work.
Mission Statement
Stocker Associates exists to build better outcomes for construction in the Carolinas, one project at a time. We self-perform the trades other contractors don’t, because control over the work means control over the outcome. That hands-on approach carries into how we guide clients through construction without the pitfalls that make it stressful.
Vision Statement
Stocker aims to be the contractor commercial property owners and tenants throughout the Carolinas think of first. The goal is a reputation built as much on developing people as on delivering projects on time and on budget. Not just recognized, but trusted before the first conversation even starts.
Our crews stay because there’s a real path here, not just a job. New hires can start as a general helper and work toward superintendent. This path requires showing up and learning the trades hands-on. Methodical, on-the-job training is how we’ve built a team that self-performs as much as it does.
That same philosophy extends to clients. Some of our subcontractor relationships span twenty years or more. We approach our client relationships the same way: as long-term partnerships built on trust, not on transactions.
We’re approaching our 40th year doing business across the Carolinas. The plan for the next forty looks a lot like the plan that worked from the beginning: self-perform what we can and partner well on what we can’t. That’s what keeps customers coming back.
EMR (Experience Modification Rate)
Safety is part of that same equation. Stocker maintains an EMR (Experience Modification Rate) of .84, better than the industry benchmark of 1.0.
If you’re planning a renovation, tenant up-fit, or new build in the Carolinas, tell us what you’re working with. We’ll walk through which parts of the work our crews would perform directly, and give you straight talk about scheduling and budget.
